At Easedale House we aim to provide high quality bed and breakfast accommodation and cater for the needs of all our guests.  It should be noted that Easedale House was originally built in 1866 (known then as the Blencathra Temperance Hotel) and is over three floors and hence has some features which might make access difficult for people with limited mobility.

The following access statement is provided to aid potential guests in determining whether Easedale House is suitable for their needs.  If you have any specific questions which are not covered in this document please feel free to contact us and we will endeavour to help.

We are very close to Keswick Town Centre, with all shops etc within 10 minutes walk

Keswick’s bus station is approximately 10 minutes fairly level walk away
(however, there are closer bus stops which we can provide details of if required)

Penrith is the nearest railway station and is approximately 17 miles away
(buses and taxis are available from the station direct to Keswick)

We normally request that guests check-in from 4pm onwards

If check-in before this time is preferred then we ask guests to contact us a few days before arrival, when we will be clearer of our own plans for the day, and we will determine whether or not we are able to accommodate this.

Parking is available on the street in front of the building and in neighbouring roads

Virtually all of the parking nearby if permit free and at no charge

Parking on the single yellow line on Southey Street is permitted from 16:00 to 10:00

We are happy to provide assistance with guest luggage if needed

Our guest entrance is on Southey Street

From the footpath there is a step of 3cm onto our premises and another of 7cm just before the outer front door

The outer front door is 80cm wide and the inner front door is 67cm wide

The front door is normally open if we are in, but please ring the bell on arrival

Entrance is into our Reception Hallway (6m x 1.5m) which is carpeted

The Reception Hallway leads to the main staircase, with the Dining Room to the right

On arrival guests are asked to complete a registration form and are then shown to their rooms and our facilities etc are explained

All of our bedrooms are located on the first and second floors

All of the floors of the stairs, hallways and bedrooms are carpeted

The Dining Room is accessed from the Reception Hallway and is also carpeted

Our Breakfast Servery and Guest Lounge are accessed from the back of the Dining Room and both have varnished wooden floors

All of our guest bedrooms are fully en-suite

Dining Room

Breakfast is served in the Dining Room on the ground floor, accessed from the Reception Hallway, with a level entry through a doorway 80cm wide

Furniture is fairly flexible and can be moved on request

Tables vary, but generally have underspace of 60cm high by 60cm wide and height of 70cm (legs on each corner)

A child’s high chair and booster seats are available on request

Menus are provided on the tables (and in bedrooms) and options can be explained

Special dietary requirements (e.g. vegetarian) are catered for if known in advance

We normally play background music in the Dining Room during breakfast

Guest Lounge

The Guest Lounge is accessed through the Breakfast Servery at the back of the Dining Room, with level entry through a doorway 70cm wide

The lounge contains three two seater sofas, one tub chair and several spare Dining Room chairs and three small tables

A kettle and mugs are provided with tea, coffee, hot chocolate, milk, sugar and biscuits

A selection of books, games and children’s toys are also available in the lounge

There is central heating throughout the guest house and all radiators have thermostatic valves to enable the temperature in individual rooms to be controlled.  All beds are made up with synthetic duvets and pillows.  Each bedroom has a hospitality tray (with tea, coffee, hot chocolate, milk, sugar and biscuits) together with kettle and mugs.  A hairdryer, clock radio, colour television with remote control, box of tissues, wine glasses and a corkscrew are provided in all bedrooms.  There is a folder in each guest bedroom which contains further information about the guest house and various local information e.g. doctors and dentists etc.  There is also a folder in each guest bedroom which provides local tourist information, together with a leaflet rack in the Reception Hallway.  Each bedroom has storage space which usually consists of a wardrobe, bedside cabinets and dressing table (with drawers) and many also have a separate chest of drawers.

Our bedrooms are arranged on the first and second floors.  Bedrooms 6 to 9 are located on the first floor, which is accessed by stairs from the Reception Hallway.  There are 12 stairs to reach a half-landing (1.9m x 0.8m) and then a further 4 stairs to reach the First Floor Landing.  The stairs are 17cm high, 25cm deep and 94cm wide and are carpeted.  There is a handrail on the left hand side of the stairs.  The First Floor Landing is 1.4m x 6m and has a chair at the far end.

Bedroom 6

This is a twin room, with en-suite shower room (3.2m x 4.1m, excluding en-suite).

-      Entrance doorway is 76cm wide and the en-suite doorway is 73cm wide

-      At least 50cm access is provided between beds and furniture / walls

-      Two single beds, height 60cm

-      One upright chair (without arms) and one stool at the dressing table are provided

-      Toilet, basin and shower (cubicle step/edge 12cm high) are provided in the en-suite

Bedroom 7

This is a double room, with en-suite shower room (4.4m x 3.7m, including en-suite).

-      Entrance doorway is 76cm wide and the en-suite doorway is 66cm wide

-      At least 50cm access is provided between beds and furniture / walls

-      One double bed, height 60cm

-      One upright chair (without arms) and one stool at the dressing table are provided

-      Toilet, basin and shower (cubicle step/edge 10cm high) are provided in the en-suite

Bedroom 8

This is a superior double room, with en-suite bathroom (4.1m x 3.9m, including en-suite).

-      Entrance doorway is 77cm wide and the en-suite doorway is 66cm wide

-      At least 50cm access is provided between beds and furniture / walls

-      One king-size double bed, height 65cm

-      Two chairs (with arms) and one stool at the dressing table are provided

-      Toilet, basin and bath (edge 48cm high) with shower over are provided in the en-suite

Bedroom 9

This is a superior double room, with en-suite bathroom (3.5m x 4.5m, excluding en-suite).

-      Entrance doorway is 76cm wide and the en-suite doorway is 73cm wide

-      At least 50cm access is provided between beds and furniture / walls

-      One king-size double bed, height 65cm

-      Two chairs (with arms) are provided

-      Toilet, basin and bath (edge 57cm high) with shower over are provided in the en-suite

Bedrooms 1 to 5 are located on the second floor, which is accessed by stairs from the First Floor Landing.  There are 10 stairs to reach a half-landing (1.9m x 0.9m) and then a further 6 stairs to reach the Second Floor Landing.  The stairs are 17cm high, 25cm deep and 94cm wide and are carpeted.  There is a handrail on the left hand side of the stairs.  The Second Floor Landing is 2m x 3.1m and has a bookcase and chair in an alcove.

Bedroom 1

This is a family room, with en-suite shower room (5.6m x 4.6m, including en-suite).

-      Entrance doorway is 71cm wide and the en-suite doorway is 66cm wide

-      At least 50cm access is provided between beds and furniture / walls
Note: one side of the single bed is against the bedroom wall

-      One double bed, height 55cm, and one single bed, height 60cm

-      One upright chair (without arms) and one stool at the dressing table are provided

-      Toilet, basin and shower (cubicle step/edge 29cm high) are provided in the en-suite

Bedroom 2

This is a twin room, with en-suite shower room (3.3m x 4.0m, excluding en-suite).

-      Entrance doorway is 79cm wide and the en-suite doorway is 66cm wide

-      At least 50cm access is provided between beds and furniture / walls

-      Two single beds, height 65cm

-      One upright chair (without arms) and one stool at the dressing table are provided

-      Toilet, basin and shower (cubicle step/edge 20cm high) are provided in the en-suite

Bedroom 3

This is a family room, with en-suite shower room (5.2m x 4.5m, including en-suite).

-      Entrance doorway is 68cm wide and the en-suite doorway is 66cm wide

-      At least 50cm access is provided between beds and furniture / walls
Note: one side of each of the single beds is against the bedroom wall

-      One double bed and two single beds, height 50cm

-      One upright chair (without arms) at the dressing table is provided

-      Toilet, basin and shower (cubicle step/edge 15cm high) are provided in the en-suite

Bedroom 4

This is a superior double room, with en-suite bathroom (5.2m x 3.9m, including en-suite).

-      Entrance doorway is 64cm wide and the en-suite doorway is 74cm wide

-      At least 60cm access is provided between beds and furniture / walls

-      One king-size double bed, height 65cm

-      Two chairs (with arms) and one stool at the dressing table are provided

-      Toilet, basin and bath (edge 55cm high) with shower over are provided in the en-suite

Bedroom 5

This is a double room, with en-suite shower room (4.5m x 3.2m, including en-suite).

-      Entrance doorway is 69cm wide and the en-suite doorway is 74cm wide

-      At least 50cm access is provided between beds and furniture / walls

-      One double bed, height 65cm

-      One upright chair (without arms) and one stool at the dressing table are provided

-      Toilet, basin and shower (cubicle step/edge 14cm high) are provided in the en-suite

-      Children are welcomed at Easedale House

-      We do not accept any pets, although assistance dogs are welcomed

-      We do not permit smoking anywhere in the guest house

-      We can keep medication and a limited amount of perishable food in our fridges on request (not available 24 hours)

-      Mobile phone reception is generally good, although can vary by network and location within the building

-      A modern fire alarm is installed with call points, heat and smoke detector and sounders

-      Sounders are located in all rooms and will sound continuously if evacuation is required If you need assistance with this type of emergency (e.g. hearing impairment) please let us know on arrival and we will ensure that you are evacuated safely if needed

-      Fire extinguishers are located on the ground floor (Reception Hallway and Guest Lounge), first and second floors (landings)
